What a Measured Building Survey Includes
The deliverables from a measured building survey depend on what the project requires, but typically include some combination of:
Floor plans at a specified scale — showing wall positions, room dimensions, door and window openings, structural elements, and internal features
Elevations — the external face of the building at each orientation, showing openings, levels, and surface features
Sections — cut-through views showing floor-to-ceiling heights, roof structure, and vertical relationships within the building
3D models — a Revit or other BIM-compatible model for design integration, derived from the survey data
Point cloud data — where 3D laser scanning is used as the capture method, the raw point cloud is available as a deliverable alongside the CAD drawings
All outputs are produced at the level of accuracy agreed at commission stage — typically ±5–10mm for traditional measurement methods, ±2–3mm where 3D laser scanning is used.
When a Measured Building Survey Is Needed
A measured building survey is needed whenever you cannot rely on existing drawings to accurately represent the building as it currently stands. The most common scenarios:
Design for renovation or extension — existing drawings, if they exist at all, rarely reflect the building accurately enough for design purposes. A measured survey provides the base data designers need to work from with confidence.
Planning applications — many local planning authorities require accurate existing condition drawings as part of a planning submission. A measured building survey produces those drawings to the required standard.
Change of use or conversion — understanding the existing structure, floor areas, and spatial relationships accurately is essential before a change of use or conversion project can be properly designed.
Commercial property transactions — accurate floor areas, room dimensions, and structural configuration are often required for commercial property valuations and due diligence.
BIM and digital twin projects — where an existing building needs to be represented in a digital model for asset management or future design work.
How Measured Building Surveys Are Carried Out
AKN uses 3D laser scanning — the Trimble X9 — for measured building surveys where the building size, complexity, or accuracy requirement makes it the most appropriate method. The scanner captures a complete point cloud of the building interior and exterior, from which CAD drawings and BIM models are produced using Trimble RealWorks processing software.
For smaller or less complex buildings, traditional measurement methods using a total station and tape may be sufficient. The appropriate method is agreed at commission stage based on the project requirement.
Surveys are carried out across Hertfordshire, Essex, East Anglia and Cambridgeshire, typically five to ten working days for traditional measured surveys; timescales for laser scan projects confirmed at commission stage.
What a Measured Building Survey Is Not
A measured building survey captures geometry — dimensions, positions, levels. It does not provide:
Structural assessment or investigation — it shows where walls and columns are, not whether they are structurally sound
Building condition survey — it records the geometry of defects if they are visible, but does not assess cause or significance
Utility or services survey — MEP services are recorded visually where accessible, but a measured building survey does not locate buried or concealed services
